Rambler Riverfront West Building will be located at 224 E. State St. and East Building will be located at 300 Brown Street.
The Rambler Riverfront leasing office will be located at 100 Northwestern Ave. It is scheduled to open in Spring 2026.
Rambler’s leasing office is open by appointment only.
Lease Terms
An individual lease is a per-bed lease. You sign a lease for a bed space in the apartment and share common areas with roommates. This means you are only responsible for your own installments. This allows you to live with roommates without having to worry about whether they’re going to pay on time.
All leases at Rambler begin on August 12th, 2027 and end on July 31, 2028. We do not offer shorter lease terms.
All leases are 12-month installments beginning on August 12th, 2027 and ending on July 31st, 2028. If you need to get out of your lease early, you can relet your unit by finding somebody to take over the remainder of your lease. Please contact the Rambler team to discuss in detail.
Yes, you can switch floor plans as long as we have the space available. Your rate is subject to change depending on the floor plan you choose. You will be required to sign a new lease to secure the new floor plan. If you have a guarantor, they will not need to sign the new lease, but they will be notified of the changes. The guarantor will also have to sign the Future Lease Amendment Addendum.
We do not offer double occupancy in the building due to approved occupancy for the building.
You will be automatically enrolled in Rambler’s liability waiver program and charged a fee of $15/month, which only protects Rambler’s property. To protect your personal property, you can opt out by providing proof of third-party renter’s insurance with a minimum of $100,000 of liability coverage. Move-In Information
Move-in day will be on August 12, 2027. The exact time will be outlined in your lease. The Rambler Riverfront team will reach out regarding possible early move-in scheduling as construction nears completion.
Rent Installments
Your contract is based on a total amount that is divided into 12 equal installments for convenience. Your first installment will be due August 1 and the last on July 1 unless you choose to renew and stay at Rambler Riverfront for another year. Because of this, August rent is not prorated.
Your installment includes:
- Premium Wi-Fi internet
- Fully furnished units (in West Building only)
- Full-size washer & dryer
- Smart TV in living room
- Plus, access to Rambler’s on-site amenities and attentive maintenance team.
Installments are due by the first of each month. You can pay through your resident portal with a debit/credit card or an e-check. Alternatively, you can also mail a physical check or money order to the leasing office.
The following items are not included in your installment:
- Rental insurance – Rental insurance is required for all residents at Rambler. To protect your personal property, you can opt out of the liability waiver by providing proof of coverage by a third-party renter’s insurance.
- Utilities (electricity and water) – Electricity and water are sub-metered and will be billed monthly.
- Trash fee – $5/month
What's Included In My Unit?
Rambler Riverfront West Building apartments come fully furnished. Each resident will have a full-size bed and mattress, two-under bed/stackable dresser drawers, and a study desk and desk chair. The East Building offers a furniture package for $20/month.
Our studio floor plans include a sofa, coffee table, entertainment stand, and wall-mounted Smart TV.
Our standard floor plans come with common area furniture, including an entertainment stand, Smart TV, coffee table, sofa, and barstools. Two-bedroom through four-bedroom floor plans include one or more accent chairs.
Rambler offers residents up to 1 Gigabit speeds per user. Residents will have a home-like experience with Personal Area Network (PAN), allowing Wi-Fi-connected devices to interact (i.e., Sonos speakers, and Apple AirPlay, wireless printing, etc.).
Leasing Process & Fees
Tours are held in the Rambler leasing office, located at 100 Northwestern Ave. You’ll be greeted by one of our LMAs who will take you through the office and on the tour, as well as answer your questions!
You can easily complete the entire leasing process online. We are also available in the leasing office if you wish to visit us to apply in person.
- Step 1: Fill out an application
- Start by filling out our application form. You will need the following information:
- Floor plan and unit you want to lease
- Name, phone number, email address, birth date, and Social Security number of the applicant as well as the name and email address of your guarantor (if you’re using one)
- Photo or scan of an identification document such as a passport, driver’s license, state ID, or active military
- Address of applicant’s current residence, as well as current rent payments and contact information for your landlord, who we may contact as a reference
- Bedroom preference and roommate information
- Start by filling out our application form. You will need the following information:
- Step 2: Sign your lease
- After your application is approved, you will automatically be emailed a link to sign your lease. Once our leasing associates countersign your lease, you will be notified via email and receive a digital copy of your completed lease.
- Step 3: Get email updates
- Once your lease is completed, you will get email notifications with more information on topics such as construction updates, events, move-in, etc.
One-time fees:
- Application fee (non-refundable) – $50 – This fee covers the cost of the background checks we run in order to approve your application, including the screening of one guarantor. This fee is due upon submission of your electronic application.
- Admin fee (non-refundable) – $200 – Residents will be charged a one-time service fee for administration, billing, bill auditing, overhead and similar expenses and charges to be incurred by the Landlord for the Term of this Lease.
- Security Deposit (refundable) – $100 – This fee is due upon move-in and is refundable at the end of your lease term.
Monthly Fees:
- Trash fee – $5/month
- Pet fee – $35/month per pet. There is a one-time, non-refundable pet deposit of $350.
Annual Fees:
- Utility setup fee (non-refundable) – $79.20 – This is an annual registration fee billed by Conservice to set up your utilities each lease term. It is not due until you move in.
The application fee is due when your application is submitted. All other fees are not due until move-in.
Roommate Matching
Yes! Rambler Riverfront offers access to our on-site parking garage at an additional monthly fee. To guarantee a parking spot, you must sign a parking addendum, which is added to your lease agreement. Parking is not guaranteed without this addendum.

West Building vs. East Building
West Building is leased by the bed and has floorplans ranging from studios to 5-bedrooms. East Building is leased by the unit and has floorplans ranging from studios to 3-bedroom townhomes. East Building will have an optional furniture package for an added monthly fee.
Absolutely. Whether you’re in the East or West Building, you’re getting the same Rambler vibe: the same elevated design, the same energy, and the same community feel throughout. One Rambler, two buildings, zero compromises.
They are fully separate buildings.
Yes! Every Rambler resident can use the amenities in both buildings, whether you’re in West Building or East Building. You’ll be able to see the amenities in the West Building from the East Building and vice versa. It’s all connected, all yours.
Yes, the West Building is considered the main building as it will have our main lobby, Daydreamer Cafe, leasing office, and main amenities.
As the main building, the West Building is home to our largest lobby and the heart of our shared common spaces, including the leasing office, the Daydreamer coffee shop, and the club lounge.
However, you’ll have access to top-tier amenities no matter which building you’re in.
Living at Rambler
Once Rambler is complete, a maintenance team will be available to address any maintenance concerns you may have. You can submit a maintenance request through your resident portal or call our on-site leasing office. All maintenance workers will be dressed in Rambler uniform and are not to enter any unit without resident approval.
Utilities are set up by our third-party utility service. Your monthly utility bill will be posted on your resident portal for payment.
Not quite. Our pools are seasonal and will close during the colder months, then reopen once it warms back up. We’ll share the exact seasonal dates closer to opening.
We are actively leasing our retail spaces.
Rambler Riverfront welcomes pets, but with a few restrictions. (Believe it or not, we’ve actually been asked about pet skunks. We said no. You’re welcome.)
Restricted animals include (but are not limited to) aggressive dog breeds, such as Pit Bulls, Rottweilers, German Shepherds, Huskies, Malamutes, Dobermans, Chow Chows, and Great Danes. If you’re curious about another type of animal, feel free to contact the Rambler team.
The level will depend on your building (A or B), floor plan type and apartment number. To view the various levels within the building, check out our site plan.
Each level has a variety of floorplans available. If you and your friends want to lease multiple units on the same floor, our leasing team will do their best to accommodate! Our focus is on ensuring a seamless construction process, which means we cannot guarantee the ability to provide hard hat tours. While on-site hard-hat tours may not be possible, we are excited to share all the progress with you virtually. Explore our detailed renderings, videos, and ongoing construction updates to get a comprehensive look at what Rambler has to offer!
At Rambler, we encourage residents to personalize their space, including wall art and other decor, to make it feel like home. We just ask that any holes made in the walls are no larger than a dime. Residents are responsible for spackling and painting over any holes upon move-out, and failure to do so may result in charges.
Yes, each floor has a trash chute, and we provide a trash tote for larger items like boxes. We ask that all boxes be broken down before disposal.
The pool deck is open from sunrise to sunset and all other amenities are accessible 24/7.
Our access control system and door hardware are powered by Salto, providing both building and unit access. We will give residents access to a digital key, but you can also request a back-up fob. There will be hard keys for bedroom locks and mailboxes.
