So, you’ve found your ideal apartment and you’re ready to make it official. After completing your application and receiving approval, the next step is signing your lease!

At Rambler Riverfront, we’ve helped countless Purdue students navigate the leasing process and understand that signing a lease can feel overwhelming at first.

To help make things easier, we’ll break down what a student housing lease includes, what to look out for before signing and other important details to keep in mind.

Let’s start with the basics: What exactly is a lease?

A lease is a legally binding contract between a tenant and a landlord that outlines the terms and conditions of a rental agreement. It clearly defines the responsibilities of both parties and includes key details such as rent amount, lease length and community policies.

For off-campus student housing near Purdue University, individual leases are the standard. Also called a by-the-bedroom lease, this structure means each resident (and their guarantor) is only responsible for their own bedroom and shared common spaces. Unlike traditional leases, each roommate pays rent separately and is not financially responsible for others.

For example, if you sign an individual lease for a 3×3 apartment (three bedrooms and three bathrooms), three separate leases are created. Each resident has their own lease that specifies their assigned bedroom, bathroom and access to shared living areas. You’re only responsible for your portion of the rent.

Rental rates may vary between roommates depending on factors like room size, view, or specific features. Individual leasing helps keep things clear and fair for everyone involved.

What to Look For When Signing an Individual Lease

Before signing, it’s essential to fully understand what you’re agreeing to. Here are nine important things to review to avoid surprises later. 

  1. Important dates – Keep track of key dates such as move-in, move-out, holidays and lease renewal deadlines. Making sure these dates work with your academic schedule can save stress later.
  2. Important fees – Review your lease carefully for details on required fees included in your rent, as well as any additional charges that may apply. 
  3. Rent amount and due date – Confirm that the rent listed matches what you were quoted and note the due date so you can avoid late fees. 
  4. Renter’s insurance – Check whether renters insurance is required and understand what coverage is needed and any related costs.
  5. Pet policy – If you plan to bring a pet, review the pet policy closely. Look for any restrictions on breed, size or type, along with applicable fees.
  6. Length of the lease – Most student apartments offer 12-month leases, but it’s always important to confirm before signing.
  7. Renewing your lease – If you’re considering staying another year, note the renewal deadline so you don’t miss your chance to secure your apartment.
  8. Breaking your lease – Understand the lease termination policy, including notice requirements and potential fees, in case plans change unexpectedly.
  9. Subletting – If subletting or reletting is something you may need, check the lease for rules and approval requirements.

Signing your lease!

Once you’ve carefully reviewed all terms and conditions, you’re ready to sign your lease!

Most college students will need a guarantor, usually a parent or guardian, to co-sign. A guarantor agrees to cover rent payments if the student is unable to do so. Because students often have limited income, a guarantor is typically required for student housing.

To complete the approval process, both you and your guarantor may need to provide documentation such as pay stubs, bank statements and Social Security numbers so a credit check can be completed.
